Where does Conn Architects work?

We have two Florida offices: Tallahassee (since 1988) and Fort Lauderdale (recently opened). From Tallahassee we serve the Florida Panhandle, North Florida, and into South Georgia. From Fort Lauderdale we serve Broward County, Boca Raton, West Palm Beach, and the broader South Florida commercial market. We’re licensed in 10 states across the Southeast.

Architectural fees are typically a percentage of total construction cost, varying by project complexity, scope, and size. Smaller projects like tenant improvements are often quoted as fixed fees. We provide a detailed proposal after an initial consultation.

What's the difference between programming, design, and construction administration?

Programming defines what the project needs to do — square footage, room counts, code requirements. Schematic and detailed design develops how the building will look and function. Construction administration is on-site oversight during construction to ensure the building gets built as designed. Most firms outsource construction administration to a separate team. We handle all three in-house.

What is adaptive reuse, and is Conn Architects an adaptive reuse firm?

Adaptive reuse is the conversion of older commercial or industrial buildings into new uses — a warehouse into a restaurant, a historic bank into office space, a former church into apartments. Conn has done some of Tallahassee’s most recognized adaptive reuse projects, including The Edison Restaurant and Proof Brewing Co. It’s one of our specialty practice areas.
