Conn Architects is a full-service architecture firm covering commercial, hospitality, residential, mixed-use, healthcare, and adaptive reuse design. We don’t specialize in one type and dabble in others — every member of our team has spent their career across this full practice scope, working on everything from a 600-square-foot tenant build-out to a 150-unit multifamily community.

Our work isn’t theoretical. It’s in the buildings Tallahassee residents and businesses use every day: The Edison, Proof Brewing Co., The Monroe, Jackson Commons, and dozens more. With our recent expansion into the South Florida market, we now bring those six practice areas to Fort Lauderdale, Boca Raton, and Broward County clients as well.

Our Practice Areas

Each service below has a dedicated page with project examples, scope details, and FAQs.

Commercial Architecture →
Office buildings, retail, restaurants, breweries, hotels, mixed-use developments, and tenant improvements. Our largest practice area — most of our 60+ Tallahassee projects fall under commercial.

Where We Work

Tallahassee & North Florida (founding office): Our portfolio spans Midtown, Downtown, Cascades Park, the FSU/FAMU corridor, Southwood, and the broader Leon County market. We also serve Wakulla, Jefferson, Gadsden, and Taylor counties — and into South Georgia for clients in Thomasville and Valdosta.

South Florida (expanding): With our new Fort Lauderdale presence, we serve Broward County, Boca Raton, West Palm Beach, and the broader South Florida commercial, hospitality, and mixed-use market.

Why Conn

  • 35+ years of Florida architecture practice — We’ve watched Tallahassee grow and helped shape the buildings that define it.
  • Full-service, in-house — Programming through construction administration in one firm. No handoffs to a separate construction admin team.

  • Adaptive reuse expertise — One of the few Florida firms with repeat success converting older commercial buildings into celebrated new spaces.
  • Two-market reach — Whether your project is in Tallahassee, Fort Lauderdale, or anywhere between, we serve both markets from purpose-built offices.
  • Licensed Florida architecture firm — License No. AA C001662, AIA-member architects.

Frequently Asked Questions

What types of projects does Conn Architects design?

The full architectural spectrum — commercial, hospitality, residential, multifamily, mixed-use, healthcare, interior design, and adaptive reuse. We’re a full-service firm, not specialty-focused. See each service page for detailed scope.

Do you work outside of Tallahassee?

Yes. Beyond Tallahassee and Leon County, we serve the Florida Panhandle, North Florida, South Georgia, and — via our new Fort Lauderdale presence — South Florida (Broward County, Boca Raton, West Palm Beach).

How much does it cost to hire an architect?

Architectural fees are typically a percentage of total construction cost, varying by project complexity, scope, and size. Smaller projects (e.g., tenant improvements) are often quoted as fixed fees. We provide a detailed proposal after an initial consultation.

Do you serve as architect of record on national rollouts?

Yes for projects in Florida. We’ve supported multi-location retail, restaurant, and franchise clients across our markets.

What’s the difference between programming, design, and construction administration?

Programming defines what the project needs to do. Schematic and detailed design develops how the building will look and function. Construction administration is on-site oversight during construction. We handle all three in-house — most architecture firms outsource construction administration to a separate team. We don’t.

How do I start a project?

Call our Tallahassee office at (850) 878-8784, email design@connarchitects.com, or visit the contact page. We’ll schedule an initial consultation to discuss your site, program, budget, and timeline.

Have a project in mind?

Whether you’re developing a commercial building, opening a restaurant, building a custom home, or renovating an older property, we’d like to hear about it.
